Item 5 swaps carriers, so it is the one line that triggers a replacement notice before the old policy is cancelled.

Search "insurance agency client review template" and the results are almost entirely about collecting client testimonials and Google reviews, not about running the review itself. The few generic checklists that do exist ask an agent to confirm coverage is "still adequate" without saying against what. Nothing on the first page reads the policy's own sublimit or coinsurance clause and checks it against a specific fact about the client's year.

The Halvorsen household added a primary suite and remodeled the kitchen, raising their home's replacement cost from $370,000 to $455,000 on the contractor's final invoice rather than the original renovation estimate. Coverage A stayed at $310,000: 68.13 percent of the new replacement cost, twelve points under the 80 percent line the HO-3 form requires for full-cost claim payments. Does this tell me which product or carrier to recommend?

No, and this is deliberate. It states the gap between the document's limit and the client's need, the arithmetic behind it, and the consequence of leaving it open. Which carrier or product closes that gap, and at what premium, stays the agent's and the client's decision to make together.

How does it know a recommendation is a replacement rather than an increase?

Edit with AI reads whether the existing carrier's policy can be endorsed to the new amount. When it cannot, the note marks the item as a replacement rather than an increase, since only a replacement carries the disclosure obligation. What if a client's policy documents are missing or out of date?
